Description Tucked away high on Spring Farm Estate, at the end of Mahogany Road and then a leafy, bougainvillea-lined drive, Pavilion Villa is a Jamaica rental villa with a lovely setting in delightful gardens. It sits at the centre of an expanse of immaculate lawn, with views that carry for miles in several directions - inland towards the spectacular Jamaican interior at the rear of the villa and north over the fairways of the Rose Hall golf course and to the Caribbean Sea in the distance.
As its name hints, the property is a series of attractive, linked pavilions – each with a high peaked curved roof of silver shingles. They have sandstone-coloured tiles and traditional louvered window shutters and French doors. The villa is centred on a charming, open sitting room, from which pathways lead out to the bedrooms and it offers easy tropical living in spacious and attractive surroundings. With so much outside space, Pavilion is an excellent fair weather villa. It is ideal for family gatherings - it caters well for children – and groups of friends. Its delightful gardens also make it a very pretty setting for a wedding.
The main pavilion has a pleasant country cottage feel and it makes a very relaxing sitting area. There is a theme of coral pink to the room, which has wicker furnishings and comfortable upholstered sofas in pale floral or striped fabrics, and lots of cushions. In a lovely, rustic carved cabinet you will find a satellite TV, CD and DVD player. There is also a terrace on two sides, accessed by a series of fan-topped, arched doorways and windows, through which the views, both inland and out to sea, are lovely. At the front, your eye is drawn over the main terrace to the good-size pool in the huge expanse of lawns and then to the sea beyond. Inland are the rolling green mountains of the spectacularly beautiful Jamaican interior.
Outside on the main terrace is an area in which to sit and enjoy cocktails, and a dining area with a wrought iron, glass topped table and a series of chairs. To the side of the pavilion, opening onto the terrace, is a small bamboo-fronted bar with a fridge, ice maker and water filter. The kitchen is located next door to the sitting room in a separate building, linked to the west bedroom wing.
The front terrace flows onto the beautifully tended lawns, which are flanked by mature trees, including spruces. A gap has been kept at the centre in order to maintain the views of the coast. The free-form swimming pool, surrounded by a paved sunbathing area, sits at their centre. Children will love the water slide and also the adjacent pavilion which has been turned into an entertainment centre with satellite TV, VCR, DVD and CD system and a Sony Playstation 2, plus small bathroom with a shower. A large Jacuzzi, set back from the pool, is fitted with speakers. It is a great spot to enjoy the views across the Spring Farm Estate below and ocean beyond. The wide open layout of the gardens enables parents to relax on the lawns, on the terrace or even in the sitting room, while still having an uninterrupted view of the pool, and therefore keeping an eye on children.
Located either side of the main living area are the two wings with the five beautifully decorated bedrooms, two of which are masters. They are accessed through partial French doors via a pathway running from the main terrace and have windows onto the rear gardens and hills as well as to the front. And they all have ceiling fans as well as air-conditioning. Two are linked internally by one of the children’s adjoining passageway rooms. In the east wing, the smaller master bedroom is a picture in pink and white, with bold pink walls, white painted window shutters, white furnishings and a white, king size, four poster bed. The room has a lovely private rear balcony which can be used for sunbathing, or possibly a romantic dinner. There is an adjoining dressing room, which is air-conditioned and has a ceiling fan, with additional space for trundle beds to sleep two children. The en suite bathroom is something of an eye stopper. It has a striking, black glossy mosaic tile double vanity and a matching circular, sunken bath which also has mosaic tiles.
On the east bedroom wing, the first bedroom you come to (it is located next to the kitchen), is fresh-looking and decorated in white offset by green and white striped fabrics. The king-size bed (which can be converted into twins) is covered with floral material and backed by a pretty white drape. Matching furnishings include a sofa and chair. There is a dressing room and en suite bathroom with tub and shower. Next door is a bedroom in similar style, decorated in white and yellow, with a separate back canopy to the twins or king size bed. There is a dressing room and an en suite bathroom with a mosaic tile, sunken tub/shower. The third bedroom is a pretty pale blue and white room, again with interchangeable twin and king size bed with a back canopy. There are a couple of reading chairs, a dressing room and an en suite bathroom with sunken tub/shower. This room connects with the master bedroom in the next pavilion, via a passageway which is used as the second children’s bedroom. Again this has trundle beds for two, and is air-conditioned with ceiling fans.
The fifth bedroom, located in the final, larger pavilion, features an unusual colour scheme with aqua walls, pale gold fabrics and touches of aqua and dusty pink. The room is dominated by a large varnished, wooden bed with a cane headboard and matching footstools. To one side is an immense and unique-looking piece of wooden furniture, which combines the TV system (satellite, VCR, DVD and CD player with surround sound), a book case, a chest of drawers and a tall cupboard. There is a dressing room (which leads to the blue and white room) and the spacious en suite bathroom which has a black marble-topped double vanity, a step up tub set within a black marble surround and a large, separate tiled shower with overhead rain shower.
While Pavilion feels pleasantly remote, it is in fact conveniently close to a number of local facilities, including Half Moon’s golf course, which is directly below the villa, the Ritz Carlton next door and Rose Hall Resort & Country Club nearby. It is also close to Montego Bay and all its other attractions. |

Beach & Swimming Guests of Pavilion have complimentary membership of the Rose Hall Resort & Country Club about five minutes drive away. The resort has 1,100ft of beach and the Sugar Mills Falls water park, where you will find 2,760 square feet of pools and lagoons including a 280ft long and 30ft high thrill slide, waterfalls and three terraced swimming pools with interconnecting body flumes. The main pool has an adjoining children’s pool, a lazy river for tubing, rafting and swimming, a water tunnel and rapids area, a swim-up bar and a jacuzzi. A range of non-motorised watersports are available including small sailing boats, kayaks, windsurfers and snorkelling equipment. Motorized watersports are available at a nearby beach and include water-skiing, parasailing and banana boat. Charges apply.
Pavilion has an attractive, freeform swimming pool set in the middle of the immaculate lawn and a paved sun terrace. It is 66ft long and has entry steps at the shallow end (3ft) and a small waterslide at the deep end (10ft). There is a pavilion close by, which features an entertainment centre with satellite TV, VCR, DVD and a Sony Playstation 2, plus bathroom with small shower cubicle. A spacious Jacuzzi sits off the sun terrace, which, like the pavilion, is fitted with speakers. |

Sports & Recreation Membership of Rose Hall Resort & Country Club includes use of the resort’s open-air fitness centre next to the beach, which has cardiovascular and weightlifting equipment and offers fitness classes including aerobics. The resort also has six floodlit tennis courts. There is currently a charge of US$12 for hourly use of the lights. There is also volleyball and table-tennis. There are five golf courses to choose from around Montego Bay, three of which are located within the Rose Hall Estate less than five minutes drive away. These are the White Witch, a 71 par, 6,718 yard course, Cinnamon Hill, a 71 par, 6,637 yard course (this is Rose Hall’s course and guests of Pavilion pay reduced green fees) and Half Moon, a 72 par, 7,119 yard course. There is an equestrian centre (Rocky Point Stables) at Half Moon resort, which offers trail rides and private lessons in jumping, dressage and even polo. There are also mountain bike tours in the area. |

Locality Pavilion is located behind electric gates in a cul de sac on Mahogany Road on Spring Farm Estate, a hillside residential community above the Half Moon Golf Course. A number of hotels are strung along the coast below, within five minutes drive. At Half Moon you will find the Shopping Village, a pleasant set-up with a shady central avenue either side of which there are shops. These include a commissary, a small crafts area within the bandstand and a range of duty-free outlets, including a Blue Mountain Coffee Shop and the Bob Marley Experience, which sells memorabilia, music and souvenirs and shows a film of the reggae star’s life. You will also find the Sun Art Gallery, boutiques, local craft and souvenir shops, the Norma Webster beauty salon, the Ventura Photo Studio and a post office. Farther afield the historic great houses of Rose Hall Great and Greenwood are a short drive from the villa and just over half an hours’ drive to the east you come to the historic town of Falmouth, and then the Martha Brae River, which is popular for bamboo rafting trips.
Headed the other way, towards Montego Bay, you will come to a supermarket at the Blue Diamond Shopping Centre in Ironshore and two mini-marts at the Texaco and PetCom service stations at the Golden Triangle Mall off the main road. The Holiday Village Shopping Centre, close to Ironshore, has a selection of souvenir, craft and duty free shops. Pavilion is approximately 20 minutes drive east of Montego Bay, Jamaica’s second largest city and tourism epicentre. In the downtown area of the city there are several craft markets and shopping centres, including duty free outlets. On the northern edge is Gloucester Avenue, which calls itself the “Hip Strip”. Here there are cafes, shops, craft markets and restaurants serving anything from jerk at the Pork Pit to fine cuisine at The Townhouse by the Sea, as well as some lively clubs and bars, including Jimmy Buffett’s Margaritaville. The best beach in the area, Doctor’s Dave Beach, is also on the strip. Beyond the town is the Freeport peninsular, where you will find a shopping mall next to the cruise ship berths, and the Houseboat Grill restaurant on the lagoon itself. In nearby Bogue is the Fairview Shopping Centre with SuperPlus, a large, well-stocked supermarket, a cinema, department store, hardware store, pharmacy, fast food jerk centre, service station and a KFC. Closer to town is the Westgate Shopping Centre with a bank, supermarket, off-licence, McDonalds and service station. |

Useful Hints Provisioning:
The chef at Pavilion will pre-stock for your welcome meal and buy in initial food and drink supplies. You may opt to prepay your groceries (if so, please do so 60 days prior to arrival). If you are booking direct, ask your travel organiser or the villa agent for a list of suggested items. If you do not pre-pay, the bill for the initial provisioning (plus the costs for transport) should be paid in cash on arrival and you should then also provide the chef with funds for all subsequent shopping, including transportation costs. The chef is a graduate of Villas by Linda Smith’s gourmet cuisine cooking course, which offers guests menus of a slightly higher standard. They work to an average budget of US$45 per adult/US$20 per child, per day when provisioning the gourmet menu. Pre-stocking includes a basic drinks package of rum, wine and beer, but does not cover extras such as whole lobster or imported steak, which vary according to market prices. The rest of the shopping for your stay will be done by the chef once you have liaised with them on arrival. You may opt to go with your chef on the first trip.
Gratuities:
Rental rates for villas in Jamaica do not include ‘tips’ and it is recommended that you set aside 10% of the total villa rental in winter and 15% for summer as a gratuity for the staff. You will be expected to pay this directly to the staff before you leave. Information on how it is to be divided will be included in the guest’s villa manual, and you may find an envelope provided.
Pavilion’s laundress will attend to your personal laundry (excluding dry clean items). If you hand it over in the morning it will usually be ready later that same afternoon.
Please note that Pavilion has a pet dog (German Shepherd), which can be moved out on request.
Weddings:
Permission to hold a wedding or any large function at Pavilion should be obtained in advance when making your initial reservation enquiry, as each villa has its own restrictions. Most villa weddings/functions will attract a guest surcharge if the number attending the ceremony/reception exceeds the villa’s maximum occupancy. This fee is currently US$15 per person. Also note that if party numbers exceed the maximum villa occupancy you will normally be required to use the services of an outside catering company to arrange food and beverage. |

How To Book If you wish to book direct, bookings should be made through the villa agent, Jamaica Villas by Linda Smith. To confirm a reservation you must send a deposit of 25% of the total rental fee (50% for Thanksgiving, Christmas and New Year). Payment of the remaining 75% is required 60 days prior to your arrival (90 days for Thanksgiving, Christmas and New Year). If you are booking within 60 days of your arrival, full payment must be made to secure the booking. A US$500 security deposit is also required, against damage to the villa or contents during your stay. It is refundable on your return home if no damage occurs during your stay. Airport Meet & Greet If you are booking direct you can make arrangements for the villa agent to send a driver to meet you at the airport, which will then be pre-paid with your balance for the villa. The airport transfer from Montego Bay will take approximately 15 minutes depending on traffic. If you are booking through a travel organiser, it is likely that their representative will be at the airport to meet you. This service and your return airport transfers should be included in the cost of your holiday. Please check at the time of booking. |

Getting Around A hired car is highly recommended for all private villa holidays but a popular alternative in Jamaica is a private driver service, which is easily arranged and particularly useful if you go out in the evenings. For shopping or sightseeing, you may wish to be independent and drive yourself around as it gives you an added element of freedom to explore the island, which is exceptionally beautiful. If you are booking the villa direct or through a tour operator, you can organise car hire at the same time as you book your accommodation. Otherwise you can reserve your car with Jamaica Villas by Linda Smith at the same time as booking your villa.
If you do decide to go for a hire car, ask for your vehicle to be delivered to the property (there may be a delivery fee) approximately three hours after your scheduled time of arrival on Jamaica or the following morning. Vehicles can be returned at the airport or collected from the property at a pre-arranged time on your departure day. All drivers booked through the villa staff or through Jamaica Villas by Linda Smith are registered JUTA tour guides. |
