In the mid 1990s Royal Westmoreland set a new standard in Barbados - as the first in a new style of villa community that sprang up away from the shoulder to shoulder development of the island’s famous West Coast. There has been a wave of many subsequent villa developments, but Royal Westmoreland still maintains its position as a leader in the field.

Royal Westmoreland prefers not to be thought of as a golf resort, and it does not claim to offer full-blown resort facilities. Instead it is a private, gated villa community. The owners and guests like to maintain their privacy, and access is granted only by appointment – there are some limited tee times each morning for visiting golfers; dinner at the restaurant is by advanced reservation. In fact just thirty of the 125 or so villas and townhouses at Royal Westmoreland are for rent. Most are kept as second homes and are not rented out.

The result is a very private resort of large custom built villas and strings of extremely comfortable townhouses (these are designed to a certain floor-plan but individually furnished). There are also Premium Villas and Exclusive Villas. Development is ongoing and the 125 or so villas and townhouses may eventually increase to as many as 190 houses. Plots of land are still available for the larger homes, and some existing homes are now up for re-sale. Most of the properties have been built in a similar Caribbean colonial style. The interiors have a fresh, light air, they are all individually furnished to a high standard and have all modern amenities.

The estate has been extensively landscaped (this was ten years ago now, so the foliage has matured) giving privacy to the villas but retaining the views. The smaller villas and townhouses stand in clusters, Cassia Heights II and III, and Forest Hills, which are close to the main facilities near the entrance to the resort. These include the Club House with a restaurant, bar and the golf pro shop, and the Sanctuary, which has a central pool, a Jacuzzi, bar and gym, and tennis courts nearby. The larger and much grander villas are ranged around the outer regions, on larger plots with commanding views.

The golf course, which was designed by Robert Trent Jones Junior, opened in 1994. With so much space to play with, it has a leisurely feel - there is no sense driving through an alley of houses (and the houses don’t need protection on their windows, either) – and it is very attractive. The Caribbean Sea is visible from every hole. That said, the drives off the tees can be challenging. There are gulleys and occasionally the wind can take the ball. Rising off the Atlantic, the wind clambers over the ridge above Royal Westmoreland and then scuttles down across the course. Eventually another nine holes may be added to the golf course, but for the moment this is only on the drawing board.

Over the years, Royal Westmoreland has hosted several high profile tournaments and featured in numerous glossy magazines with shots of all its illustrious visitors and players, from Hollywood stars, to royalty and many sports stars.

Beach & Swimming
The nearest beach is on the West Coast by Colony Club, about five minutes drive down the hill. Guests can choose to travel up the coast to St Peter, and use the members area at the Royal Westmoreland Beach Club, which is about 10 minutes by car. At the club guests have the use of sun beds and umbrellas, a private beach deck and beach service is provided for beach towels, drinks and cold towels. Watersports, such as waterskiing, hobie cat sailing, kayaking and boat trips are available from local operators. There is also the popular Mullins Beach Bar and restaurant which is also owned by the resort.

Royal Westmoreland has three swimming pools, one located within the Forest Hills cluster, another within The Plantation area, and the main swimming pool is at the Sanctuary which also has a separate children’s pool, plus an outside Jacuzzi.

Sports & Recreation
Guests at Royal Westmoreland have use of the 18 hole, 6870 yard, 72 par golf course, designed by Robert Trent Jones Jr. Residential green fees are currently US$200 for 18 holes in the winter and $110 in the summer (the low season golf can also be packaged into accommodation rates). The course is kept so that it plays ‘hard and fast’, so the groundsmen allow it to become dry, but of course the tees and greens in a sumptuous state. Private golf lessons are available.

There are two floodlit, Har-Tru tennis courts, which resort guests may use free of charge. Tennis lessons are available, for which charges apply. The Sanctuary facility offers Yoga and Pilates classes from US$15 per hour, and has an air-conditioned, fully equipped fitness room, with bicycles, Stairmasters, rowing machines, treadmills and weights. Cost for use of the fitness centre is US$15 for registered guests. The Indulgence Spa (located by the tennis courts) offers a range of massages and beauty treatments using Elemis products. Treatments are also available in the privacy of your villa.

The Rooms
There are currently about 30 villas available for holiday rental at Royal Westmoreland, out of around one hundred and twenty five which have been built so far. Many have been designed by architects Ian Morrison and Larry Warren.

The villas have a uniform theme, a very pleasant, contemporary, Caribbean- colonial style, with many traditional features that have been borrowed from the Barbadian plantation great houses. Colours have been kept to a minimum, with lots of white, cream and natural palettes, and traditional shades of pastel in places. Villas are pointed with coral stone finishes, decorative arched windows and doorways, fanlight windows and pickled pine wooden ceilings and fixtures. The overall impression is one of coolness and elegance, making a suitable backdrop for owner’s individual furnishings.

The villas are all very well appointed, with fully equipped kitchens, high-ceilinged, open-plan living and dining areas that lead out to either balconies or pool terraces, and large air-conditioned bedrooms with extremely comfortable en suite bathrooms. The Premium and Exclusive villas have well tended gardens, and benefit from sun terraces with swimming pools. The Exclusive Villas are very grand, two storey affairs and have much larger living areas, pool and sun terraces.

Dining
Royal Westmoreland has a dining room in the Club House which is open-sided, with lovely views of the final fairway, and known as the Clubhouse Restaurant. Dining hours are between 11.30am to 3.30pm daily in the high season - closed on Mondays during the low season.

The Clubhouse Bar is open daily from 9.30am to 7.30 (until 8pm during the high season) whilst the Sanctuary Cafe which serves light snacks, beers and soft drinks, is open from 10.30am to 3.30pm in the low season (closed Monday) and daily from 9.30am to 4.00pm in the high season. On the golf course, the Halfway House on the ninth green is open daily and offers drinks and snacks from 6.30am to 4.30pm.

Children
A children’s games room is located at the Sanctuary and opens during the holidays. Children aged 4-12 yrs can visit the Kidz Room between 9.00am and 12 noon free of charge. It has a selection of toys, books and video games. During the holidays supervised programmes are offered for a fee of US$25 per child, per session. A Sports Camp runs from 9am to 12 noon and includes cricket, basketball, street hockey, football coaching, tennis and golf lessons, whilst the Little Royal Club offers movies, scavenger hunts, arts and crafts, special projects, games and themed activities from 1pm to 4pm.

Practical Facts
Dress Code: Attire should be elegantly casual. No t-shirts, cut-off jeans, flip-flops or swimwear are allowed in the Club House, where the minimum dress code for men is a shirt with collar and Bermuda shorts. In the evenings men are asked to wear long trousers and a shirt with collar.

Facilities: 18-hole 72 par championship golf course, 2 floodlit Har-Tru tennis courts, 3 swimming pools, children’s pool, Jacuzzi, Kidz Room, Clubhouse restaurant and bar, Sanctuary Cafe, Halfway House snack bar on the golf course, gym, beach club at Mullins Beach, Indulgence Spa, golf shop.

Other Services: Helicopter transfers from Grantley Adams International Airport are available by special request. A wine delivery service is available through Trident Wines. Accommodation: 20 villas ranging from 2-4 bedrooms are currently in the rental pool.

THE ROOMS: All villas come with a housekeeper who will clean the villa, do laundry, and prepare breakfast and a light lunch (food supplies not included), 6 days a week. All accommodation has cable television, VCR, CD system and air-conditioned bedrooms with en suite bathrooms. Villas are individually furnished to a very high standard.

RESORT CLUB VILLA – located in clusters at three locations: Cassia Heights II which overlook The Sanctuary with sea views, or inland onto the golf course with views of Fairway 10; Cassia Heights III are located opposite the Club House and either look to the coast and Fairway 18 or inland over one of the two man-made lakes; Forest Hills opposite the main entrance to the estate overlooking one of the two lakes.

The Cassia Heights townhouses are two storey, split level units with a small enclosed entry courtyard leading to both the kitchen and also into an entrance hall. A fully equipped kitchen, with dishwasher and washer dryer, is open to the dining area, which is open-plan to a split level living area below and has a wooden tray ceiling with fans, making the room very light and airy. Steps lead down to the sitting room, which has fanlight French doors leading out to a furnished wooden balcony, where you can soak up the sun, relax or enjoy a light meal. Views are either of the fairways or to the Caribbean Sea. The two-bedroom units have a bedroom off the main living area, with private covered terrace and walk-in closet, and a second bedroom upstairs on the first floor with its own private balcony and a walk-in closet. The three bedroom villas have a third bedroom located in a separate cottage in the entrance courtyard, with built-in wardrobes.

The Forest Hills townhouses are two storey with the entrance hall and powder room at ground level, leading to the two bedrooms, each of which have a private covered terrace that opens onto the gardens. From the hall, stairs lead up to the first floor which is open-plan and has a well equipped kitchen to one corner with dining area opposite, and a sitting area with arched doors to a furnished balcony with excellent views down to the sea. The three bedroom villas have a third bedroom in a separate cottage off the main entrance.

ROYAL VILLA – these were released in 2005 and designed by Ian Morrison. The three bedroom Royal Villas are located in what is known as The Plantation, which is the development just across the road from the resort’s main entrance. Facilities include a central swimming pool with surrounding sun terrace. There are two styles of villas, both of which are two storey. A detached villa has its own private swimming pool and the duplex version is without a pool. All three bedrooms are located on the ground floor, with the master bedroom having its own sitting area which leads out to the terrace. Upstairs is a large, stylish, open-plan living/dining area with kitchen and breakfast bar to one corner. French doors lead out a covered balcony with views to the coast, and which has been furnished for casual dining, with an area to sit and relax.

PREMIUM VILLA – these are three, four and five bedroom detached houses with gardens and swimming pools, located either at Coconut Grove within easy reach of the Sanctuary and Club House, between the 10th and 16th Fairways, or at Palm Grove on the upper part of the estate near the 11th Fairway. They comprise a number of different designs and varying in sizes, some two storey, with bedrooms upstairs, others all on one level. The living and dining areas are open-plan, some have an inner courtyard, and open out to a covered terrace and sun terrace with a free form swimming pool. Not currently available for rental.

EXCLUSIVE VILLA – these are large, grand and very luxurious, individually designed four, five, six and seven bedroom villas which have their own gardens and a large pool and sun terrace. These homes have been built with the plantation great house in mind, and are two storey with bedrooms on both the ground and upper floors, separate kitchens and large living and dining areas. No one house is the same and they tend to be built overlooking the upper fairways, with sweeping views of the Caribbean Sea. Not currently available for rental.

ROYAL COLLECTION – these four bedroom detached Fairyway Homes were designed by Ian Morrison and introduced during the winter 2007 season. Located in the Palm Grove area the two-storey plantation style homes have their own garden, a swimming pool set within a spacious sun terrace, a covered veranda with dining and sitting areas, designer kitchen, en suite bedrooms (two downstairs and two upstairs) and a dining/living room.

Children: Welcome. The daily charge for Little Royals Club/Sports Camp holiday programmes is US $25 per child, per session. Baby sitting can be arranged at a cost of US $10 per hour for up to four children.

A 50% deposit is required within 14 days of booking confirmation, with balance due 60 days prior to arrival.  Cancellations outside of 60 days of arrival will incur a 25% total booking charge and cancellations between 30-60 days the 50% deposit (50% total booking charge) is forfeited. Cancellations within 30 days of arrival will incur full cost of booking. Minimum stay of 14 nights required during 15 Dec-02 Jan.

Locality
Built on a former sugar estate, Royal Westmoreland is located on a ridge overlooking the West Coast. Holetown is approximately 10 minutes away by car. There are two shopping centres in the town, the smaller Cave Shepherd Plaza which is close to Sandy Lane, and the larger West Coast Mall in Holetown itself, which has a large supermarket, bank, photo centre, duty free shops, video rental, and various shops and boutiques. Opposite here is a gas station (as petrol stations are known locally). Close by is the Chattel House Village, a series of shops in traditional looking Bajan style, which sell mainly souvenirs, the 24 hour Sandy Crest Medical Centre, and a market stall where you can buy fresh fruit and vegetables. Holetown is where the English first landed in 1625 and came back in 1627 to settle and has all you would expect to find in a small community – police station, post office etc.

There is a host of restaurants within fifteen or twenty minutes drive in either direction on the main West Coast road (Highway 1), ranging from famous Cliff Restaurant which will take about twenty minutes, to pizza parlours, cafés, beach bars, fast food outlets and an excellent patisserie all in the Holetown area.

Nightlife is also a ten minute drive away, with weekend gatherings in 1st & 2nd Street in Holetown where restaurants and bars provide live music.

Meet & Greet
If you are booking direct, Royal Westmoreland’s ‘meet and greet’ hostess (no charge) will welcome you at the airport. She will be able to assist your into a taxi, which is readily available at the airport and for which you pay locally. Alternatively you can opt to pre-book your transfers through Royal Westmoreland itself, which can arrange VIP cars and limousines.

If you are traveling with a tour operator/wholesaler then you will be met at the airport by your representative who will arrange your transfer.

Airport transfers take approximately 40 minutes, possibly longer depending on traffic conditions.

Getting Around
Although Royal Westmoreland has a resort style setting, some of the villas are a good few minutes drive from the Club House. Off property, Holetown is about ten minute drive away, therefore a hired car is strongly recommended (it is for all villa holidays), unless you prefer staff to call taxis for you as required. A car will be useful if you want to dine out at night or go sightseeing, but also when it comes to shopping for groceries.

Book car hire via your travel organiser or direct with
Stoutes Car Rentals and ask for your vehicle to be delivered to the property approximately three hours after your scheduled time of arrival on Barbados or the following morning. Vehicles can be returned at the airport or they can be collected from the property at a pre-arranged time on the day of your departure.
