Safe Haven Real Estate is the premier real estate company in the country has built an enviable reputation for caring efficiency and ultra professionalism in just over a decade and has excellent relationships with a range of other progressive operations with architects, designers and engineers.

A full spectrum of services is offered from purchasing, selling and renting homes and land to commercial and tourism projects and mortgage arrangements. The head office and supplementary staff are conveniently located on the Bay Front in Roseau.

The Managing Director is Barbadian born Cecily Lees, a lawyer who lived in England from the age of five before arriving in Dominica 13 years ago whilst on a sabbatical, falling in love with the country and returning with her husband and two children a month later. Her business partner is local business man, Yvor Nassief.

Safe Haven Real Estate and Safe Haven Offshore were founded in October 1999 to provide a one-stop service with additional support for those seeking to purchase and become domiciled in Dominica. This involves applications for residence permits, citizenship, alien landholding licences, etc. and giving clients all the necessary support and confidence prior to such a major shift in life and circumstance.

Buyer's Guide for Dominica Real Estate

If you are looking to buy property in Dominica, the purchase requirements are as follows:

Transfer Fees

Transfer fees payable by the purchaser are made up as follows:
· 4% stamp duty
· 2.5% judicial fees
· 1% assurance fund
· 3% legal fees
· The vendor has to pay 2.5% stamp duty

All Transfer fees are calculated on the market value of the land being sold.

If you are not a citizen of one of the OECS States you will have to pay an additional 10% on the market value of the land.

Alien Landholding Licence

In addition you will need to obtain an Alien Landholding Licence to own more that 1 acre of land for residential purposes or 3 acres for business purposes.

Residency

You do not need to be a resident to purchase property in Dominica.

Mortgages

When buying property in the Caribbean it is often best to secure a mortgage in your country of residence but Safe Haven Real Estate will point you in the right direction if you wish to enquire about making local mortgage arrangements. Interest rates vary but you need to factor them in at between 8.5-9%.
