The real estate market in St Kitts has seen an extraordinary upswing over the past few years. For a long time the island was in the doldrums but it has suddenly seen an explosion of building - and a certain rise in the price of land, though much of it is still considerably less expensive than most islands in the area.

In St. Kitts, several major developments are set to reach completion over the coming years which will raise the island’s profile, bringing in much needed accommodation and an increase in demand for holiday lets.  While the new development programme will also feature two new golf courses, a marina and planned luxury hotels, each project aims to enhance the local community and the island on cultural, social, economic and environmental grounds.

A further incentive to investing in St. Kitts is the Government’s Citizenship by Investment programme, which offers investors the chance to become citizens of St Kitts and Nevis if they meet the legal criteria of investing at least US$350,000 in an approved property project. This Citizenship is for life and confers the right to full residency status, with the right to work and enjoy dual citizenship.

New developments include Christophe Harbour on the beautiful south-east peninsular with Tom Fazio designed golf course and marina;  Kittitian Hill, offering an Ian Woosnam designed golf course; Ocean's Edge, and Silver Reef, with the amenities of the Royal St. Kitts Golf Course; and Sundance Ridge, also on the south-east peninsula.

By far the most popular area for development up until now has been Frigate Bay, the centre of the island’s tourism industry. This was largely Crown land that has been released. Gradually, though, this is changing, in part because the land is largely used up (development is now creeping up the hill out of the bay), but also because the general interest in St Kitts has stimulated projects elsewhere around the island too.
