St Lucia / Real Estate

In an island as beautiful as St Lucia and as developed (by comparison with the rest of the Windward Islands at any rate) you would expect a buoyant real estate market, but for all the smart homes on the island (and there are quite a few) this has only become the case in relatively recent times.  There is now considerable development, of private villas certainly, but also of larger projects from the likes of the villas at LeSport, Cotton Bay and new developments such as Sugar Beach.  With affordable land and this development, St Lucia is a good prospect in terms of real estate, for second homes as well as an investment.

The island has always been a popular destination with British buyers and in recent years an increasing number of buyers come from the USA, Canada and Europe in search of prime properties on the island within established resort developments. The topography of the island, particularly in the prime areas in the south-west of the island, means that it will never be over developed, so luxury villas have held their price and the market has remained much more stable than on other islands. 

St Lucia has always been a core market for buyers looking for ‘barefoot luxury’ and a true island retreat. It’s individuality as an island has made it popular amongst holiday makers, making it an attractive place to invest in because of the rental opportunities.  Although the glitz and glamour of Barbados has continued to attract buyers, there have been a number of international purchasers who have been in search of an authentic Caribbean retreat, preferring islands like St Lucia where they can enjoy a less high profile lifestyle.

Traditionally development has been concentrated in the north of the island, mainly north of the capital Castries, but new build is gradually spreading farther afield. The smartest area is still in the Cap Estate at the far northern tip of St Lucia, where townhouses are appearing around the golf courses and from time to time villas come up for re-sale. The Landings, Cap Maison and Mount du Cap all offer good investment opportunities.

Rodney Bay itself is also very popular, and as demand increases in that area, plots and houses are coming up for sale farther and farther east. Another important area in the north of the island is the Vigie Peninsular close to Castries. This was the most prestigious area when life was centred more on the capital. It is quieter now, but there are still some very nice houses there which occasionally come up for sale.

New in the South is Sugar Beach, one of a few developments around the world within a UNESCO World Heritage Site,  a 130-acre resort located on the South West coast of St Lucia. ‘The Residences’ at Sugar Beach is a collection of 42 exclusive properties  with prices ranging from US$2.4 million to US$9 million. 

Owners of ‘The Residences’ will have access to a range of amenities at the adjacent famous Jalousie Plantation, which is being re-branded as Sugar Beach in 2012 and will be managed by the Los Angeles-based Viceroy Hotel Group. Located on the site of an original eighteenth century sugar mill estate, the development of Sugar Beach brings new life and prosperity to this part of the island.

Purchasers in St Lucia must have an Alien Landholding license to purchase property. As with most other resort developments in the Caribbean, a recommended local lawyer can assist with the application of this license – which can take between 6 weeks and 6 months to be granted.
